As Your Agent, I Will:

  • Compile a comprehensive plan detailing all the efforts I will employ to sell your home, including Internet and local media.

  • We use a generous referral program that allows the Brokers and Agents along the California coast to make a commission unon referral to us.  Most Agents pay  15% - 25% referral.  We pay 35%-40% depending upon how much work the referring agent provides.
  • Our office has appx. 10,000 prospects come into it, each year.  We sell over 50% of all Real Estate at PGA West and we are now branching out into other high end communities in the valley.
  • Our flyers are presented to in excess of 10,000 visitors per year at our three offices.

Getting the Highest Price for Your Home

Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. I have compiled some ideas to present your home in the most effective manner.

Closing Costs to Expect:

1. A REO ( Bank Owned Home ) is handle like a normal sale with the normal buyers and sellers costs.  Call us for more details.

2. In a SHORT SALE, you have no expenses that you have to pay to anyone.  If you have a second trust deed, sometimes the holder will attempt to get a small amount of cash out of the seller to attempt to show his boss that he is doing a good job.  If you don't have the money, we just tell him and he usually goes away.

 3.  We have people that will pay cash for your furniture, if you wish to sell it before the bank gets it. Just ask and we will put you in touch with them.

 4. Some sellers put their home on the rental program in order to gain some income prior to a sale or foreclosure.

5.  Be sure to check with your CPA to find out if you might have some tax implications from a SHORT SALE!
